Lessee [renter] has insurance

• Lessee is to have general liability insurance with a limit of at least $1,000,000 per
  occurrence and a fire legal liability limit of at least $300,000.
• Lessee's insurance must provide you with a Certificate of Liability Insurance
  naming your organization, its members, board of directors, officers,
  volunteers and staff as an ADDITIONAL INSURED.
• Lessee should not occupy your premises until you
  receive a valid copy of the above certificate.

TO GROUPS OR PERSONS WHO HAVE THEIR OWN
GENERAL LIABILITY INSURANCE

 

Lessee [renter] has no insurance

• You can elect to disregard our recommendation and rent to an entity with no insurance by purchasing additional general liability coverage to your group's current insurance policy subject to terms and limitations.
• Additional coverage will not be available if there is any other valid and collectible insurance available through the lessee or the lessee's representatives.
• Additional coverage will not be implemented unless prior written confirmation of the above is provided to our agency.
• Frat parties, rock concerts, all night parties, student events produced by someone else and equity productions are examples that will not be covered.  There may be others so the decision to extend coverage will be made by our agency on a case-by-case basis.
• The additional cost for the additional coverage will depend on the nature and extent of the approved event.
• It is understood that extending your liability coverage to include a lessee will, under no circumstances, provide any kind of liquor liability coverage.  If the rent intends to serve, distribute, give or sell liquor, the renter must provide written proof of liquor liability insurance to our agency prior to occupying your premises.  If you group has liquor liability insurance, it cannot be extended to cover a lessee.
